Reactive roof management refers to a strategy where maintenance and repairs are only addressed after visible issues, like leaks, have already occurred on the roof. This approach poses several significant risks and costs:

This can inflate project costs by as much as 65%, substantially increasing the financial burden compared to proactive maintenance.

  3. Ancillary Costs: In addition to the higher cost of roof replacement, there are often ancillary expenses associated with remedying damage caused by saturation. These include replacing rotted wood, remedying corroded metal, and other unforeseen repairs that could have been avoided with proper maintenance.

For example, a project originally estimated at $200,000 could balloon to $330,000 due to the need for extensive repairs and additional work caused by roof saturation.

In contrast, proactive roof management involves regular inspections, preventive maintenance, and timely repairs to identify and address potential issues before they escalate. This approach not only helps maintain the integrity of the roof system but also minimizes unexpected costs and disruptions caused by roof failures.

By staying ahead of problems and maintaining a watertight roof, building owners can significantly extend the life of their roof and avoid the high costs associated with reactive management.
